Mortgage Brokerage - We do not loan money or buy houses for anyone. We can help you realize what option, buy, rent, rent to own, is best for you and present a clear path on how to execute that decision and goal.
We are truly here to help you every step of the way, but it's very important you have realistic expectations of what we offer and ultimately what you can achieve.
If you're like most folks the red flag goes up when you hear something that could be too good to be true. We understand that which is why we try to explain exactly how our business works and how we can help you with your housing needs
Since there are no bank qualification steps to go through in a Rent-To-Own / Lease-Purchase contract there is very little in the form of verification needed. Homeowners usually are concerned that you can afford and make the payment. They are usually more forgiving and ask for only a minimum amount of information to qualify to your path of home ownership. The homeowner and investors do not want to become a lifelong land lord and want to know you have every intention of buying the home at the end of the lease-purchase agreement. Agreements can be set for any length of time, but most are 24 months. By the end of 24 months and staying on the path and recommendations in the OwnerWiz program you will have rehabbed your credit and saved enough money for your down payment so walking into the bank to buy the home will be a breeze.
Knowing the length of your path and type of path you are put on it is important that we must know what scores you currently have on your credit report. This will give the home-owner/investor/Licensed Professional an idea of your past credit experiences and more importantly see that you are on the road to building your credit back up to good standards. Because you are working with OwnerWiz you won't have to worry about being denied of getting on the right path because of your credit. They know our system works with you to insure you make all the right decisions regarding your financial recovery. So when you're prompted to get your updated scores be sure to do so right away so there is no lapse in time. If you already have your updated scores then you're all set. You'll simply enter those into your account.
Investors and home owners are also going to want a down payment. The same as a land lord would want first month's rent and a security deposit, the additional down payment keeps your interest in the home protected. How much of a down payment is needed? For example, the minimum needed for a house that costs $100,000 or less is $2,500. Higher home costs will demand a higher down payment. The investors are taking on the risk of buying the home and this amount insures that you are serious about buying the home. This down payment goes 100% towards buying the home when you're ready to buy. Also, a portion of your monthly payment will be put into escrow as well and be used in addition to your down payment.
You'll be given access to our online listing database. Inside your account you'll be able to put homes in your "like list". This like list needs to contain at least a couple homes to insure that if something goes wrong with one the other can still be in the works. Knowing the area and type of home will become helpful. We know that time is generally an issue and the market can change so make sure that you always have a couple homes you are interested in buying. The most important thing to remember is that we are more than just a home listing warehouse. Any home you see for sale maybe yours some day. So if you see a home listed on another site. You can import it directly into your OwnerWiz account. We'll add it to your list. It's that easy.
